Rental yield in Valencia: gross, net, net-net — the real calculation

4–6% gross is what you often hear about Valencia. But after expenses, management fees, property tax and Spanish income tax, what do you actually keep? Here is the complete simulation for an overseas non-resident landlord.

Rental yield is one of the first questions any investor asks. It is also one of the most misunderstood — because people often compare figures that do not measure the same thing: gross yield, net of expenses, net-net after tax. And for a non-resident landlord in Valencia, Spanish income tax (IRNR) must be factored into the equation.

Here is how the calculation works, line by line, with a concrete simulation on a typical property.

01Three yield levels to distinguish

Gross yield

The simplest: annual rent divided by total purchase price (deed price + acquisition costs). It ignores expenses and tax. It is the figure you see in listings and city comparisons — useful for comparing markets, not enough to make a decision.

Formula: Monthly rent × 12 / (Purchase price + acquisition costs) × 100

Net yield (after expenses)

Deduct all recurring costs: management fees, IBI (property tax), non-recoverable community charges, insurance, routine maintenance, rent guarantee insurance if separate. This is what stays in your pocket before tax.

Net-net yield (after tax)

For a non-resident landlord, you must also deduct Spanish IRNR — calculated on net rental income (after expenses). This is the only figure that truly represents what you earn. For EU residents: 19% on net income. For US investors: 24% on gross rent (no deductions).

02Expenses to include in your calculation

  • Property management fees: 10–15% excl. VAT + 21% Spanish IVA. The VAT component is not deductible from IRNR — only the fee before VAT
  • IBI (property tax): €300–900/year depending on rateable value
  • Community of owners charges: €50–200/month
  • Non-occupant landlord insurance: €200–400/year
  • Routine maintenance: budget €500–800/year on average
  • Rent guarantee insurance: 2.5–4% of annual rent if taken out separately
  • Gestor/accountant fees: €200–400/year
  • Building depreciation: 1.5–3% of construction value/year (EU residents only — deductible for IRNR)

03Full simulation: EU resident landlord

Scenario: 2-bed flat, 65 m², in Campanar. Purchased for €195,000 all-in (including acquisition costs). Let for €1,000/month. EU resident landlord (Dutch, French, German…).

IRNR simulation — EU resident non-resident landlord

2-bed Campanar · Rent €1,000/month · All-in purchase €195,000 · Rate 19% on net income

Annual gross rent€12,000
− Management fees (10% excl. VAT)− €1,200
− IBI property tax− €550
− Community charges− €900
− Landlord insurance− €300
− Routine maintenance− €500
− Gestor fees− €350
− Building depreciation (2% of ~€140,000)− €2,800
IRNR taxable base€5,400
IRNR at 19%− €1,026
Net income after all costs + Spanish tax≈ €6,124/year

Gross yield: 6.15% (€12,000 / €195,000). Net-net yield after all costs and IRNR: ~3.14%. That is roughly half the headline figure — but still very competitive compared to equivalent markets in Northern Europe.

🇺🇸 US investors: the IRNR calculation is different

As a US resident, you pay 24% IRNR on gross rent — €12,000 × 24% = €2,880 in Spanish tax. No deductions apply. Your net income after expenses and Spanish tax is approximately €5,270/year — a net-net yield of ~2.7%. However, you can claim a Foreign Tax Credit (Form 1116) on your US federal return to offset the Spanish tax paid, making the combined effective tax rate more manageable. Model your specific situation with a CPA before investing.

04What can improve — or erode — your yield

Positive levers

  • Buying below market: a negotiated purchase price of 5–8% below market immediately adds yield
  • Light renovation before letting: €10,000–15,000 in improvements can increase rent by €100–150/month
  • Temporada contract: slightly higher monthly rents for furnished short-to-medium-term lets (expats, professionals), same management framework
  • Mortgage financing: leverage amplifies equity return significantly — a 60% LTV mortgage at 3.5% can push equity yield above 8% on the same property

Yield erosion factors

  • Vacancy: even 1–2 months of vacancy per year reduces gross yield by 8–16%
  • Deferred maintenance: ignored minor repairs become expensive emergencies
  • Wrong rental pricing: overpriced = vacant; underpriced = lost revenue compounding over years
  • Poor tenant selection: one uncovered default can cost 6–15 months of net yield

05Valencia vs other markets: the comparison that matters

City Avg. gross yield Rent controls? Est. net-net yield (EU resident)
Valencia4–6%No~2.5–3.5%
Amsterdam3–4%Yes (Box 3 + rent reg.)~1.5–2.5%
Barcelona3.5–5%Yes (stressed zones)~2–3%
Madrid3.5–5%Partial~2–3%
Lisbon3.5–5%Yes (new regulation)~2–2.5%

Valencia’s advantage is not just yield — it is the combination of no rent controls, still-accessible purchase prices and a structurally undersupplied rental market driven by strong international inflows.

💡 What 3% net-net actually means

A 3% net-net yield on a €200,000 property is €6,000 in net annual income — €500/month hitting your bank account after Spanish tax, with nothing else to manage. For a US investor using the Foreign Tax Credit, the effective combined burden is often lower than on equivalent domestic income. And that is before any capital appreciation on the underlying asset.

Frequently asked questions

What is the average rental yield in Valencia in 2026?

Gross yield: 4–6% depending on the neighbourhood. Net of expenses: 3–4.5%. Net-net after IRNR at 19% (EU residents): approximately 2.5–3.5%. US investors at 24% on gross should model their specific situation carefully.

What costs do I need to deduct to calculate net yield?

Management fees (10–15% excl. VAT), IBI, community charges, insurance, maintenance, rent guarantee insurance if separate, and gestor fees. Note: Spanish IVA on management fees is not deductible from the IRNR base.

Is Valencia yield better than other European cities?

Yes, generally. Amsterdam, Barcelona and Lisbon all combine lower gross yields, rent controls and/or heavier landlord taxation. Valencia offers 4–6% gross without rent caps and with purchase prices significantly below Northern European equivalents.
